90 Day Valuation 

When applying for a bridging loan, lenders will typically have a 90 valuation period, of which, after 90 days, the valuation will expire.

Why do the valuations expire? 
Property markets constantly fluctuate, which can result in misinformed market values, especially over the 90-day mark. If the valuations were longer than 90 days, the lender or broker could put themselves under a lot of unnecessary financial risk.
