What is a Commercial Property Bridging Loan?

A commercial property bridging loan is a short-term way of obtaining finance secured on:

  • commercial property you intend your business to occupy and trade from
  • commercial property you intend to rent to others
  • commercial property you intend to convert to residential or another use
  • commercial property and land you intend to develop or sell on

Commercial property includes farms, office blocks, retail and retail estates, industrial premises and industrial estates, factories, care homes and more.

Bridging loans have a term of between 3 and 24 months. At the expiry of the term, you must pay the outstanding balance remaining on the loan back in full to the lender.
