Unregulated 

In bridging finance, there are unregulated and regulated loans. 

In basic terms, an uregulated bridging loan is not regulated by governing bodies such as the Financial Conduct Authority, whereas regulated bridging loans are.

An unregulated loan is typically used for commercial bridging loans where you may need a fast turnaround for an investment opportunity

You can use a unregulated bridging loan to;

  • Buy a buy-to-let property
  • Buy a new property before the sale of another property
  • Refurbish a property and sell for a profit
